This is by far the most common property bought by investors in the UK. This property type is easy for investors to understand having bought similar properties to live in themselves. As this property is ubiquitous it is very easy for investors to work out whether they are paying a fair market price. This is because there are a lot of similar properties in the same postcode.
The main limitation of this property type, is you are not going to outperform the market. Whilst you could still focus on regional hotspots, or places with higher yields, this isn’t the optimum solution. With additional stamp duty rates, coupled with rule changes on mortgage interest, investors need to work harder to find value.
